We own a number of rental units ourselves so we understand the importance of effective marketing, tenant screening, quick response time, maintenance and repairs, rent collection and accurate bookkeeping. The following is a brief summary of the services we offer and will conduct on your behalf that allow our clients to enjoy the benefits of rental property ownership without the day to day worries.

  • Advertise your property in the newspaper, on our web site, on Craig’s List and local college web sites.
  • Conduct phone interviews with prospective tenants.
  • Show your property to prospective tenants.
  • Do complete reference check on all applicants.
  • Run a credit and DMV check on applicants at owner’s request.
  • Do a market analysis to ensure your rents are comparable to others.
  • Obtain rental certificates and certificates of occupancy from the municipalities.
  • Complete all necessary forms including rental applications, leases, move-in/out forms, pet agreements and legal documents.
  • Solve tenant problems that may arise.
  • Rent Collection.
  • 24 hour a day 7 days a week maintenance for you and your tenants.
  • Major Capital Improvements or renovations.
  • Lawn care and snow removal.
  • Provide any legal services needed through our in-house attorney.
  • Property Boss property management software to create and maintain a property history.
  • Periodic property inspections to ensure the tenants a safe and comfortable living environment.
  • Upon your request we will review your mortgage, insurance and property taxes to see if we can get you better rates.
  • Send you an itemized invoice each month outlining our contracted service fee, your rent collections, any maintenance (if any) done at your property and your check.
