This charming building dates back to the early 1900s and now is a great example of the gentrification we see happening in the Park South neighborhood of Albany.
This property sat vacant for over 20 years prior to Maddalone Development investing approximately $900,000 to convert the 10,000 square foot building to 9 high end, market rate apartments. Completed in 2010, the building is now the gem of Morris Street.
This conveniently located building right in downtown Schenectady is home to 12 one bedroom apartments. Prior to Maddalone Development taking over in 2011 it was a 24 unit rooming house known as The Holland and was a blight on the community.
The company invested over $500,000 to convert this 8,000 square foot 150 year old brick building to 12 high end market rate apartments and the property has enjoyed near 100% occupancy for the past three years, a change that was met with great excitement by the community.
In 2012 Maddalone Development invested over $1.6mm to demolish 5 blighted buildings at the corner of Union and Barrett streets in downtown Schenectady to build this 8,000 square foot building that houses 8 town home style apartments. This project was the first new construction project of its kind in the area.
This project was phase I of Christopher Maddalone’s Union Square development meant to reinvigorate this area of Schenectady by bringing upscale apartments to market. Mr. Maddalone is a big believer that walk-ability in a downtown goes hand in hand with downtown living and therefore continues to pursue his vision of a vibrant downtown living scene.
Phase II of the Union Square project is a four story building next door that will consist of apartments on the upper three floors with office space on the ground level.
This five story, 18,000 square foot 19th century building sat vacant for 7 years after a flood damaged the property. In 2012 Maddalone Development secured the property and invested $1.4mm to convert the building to 14 beautiful apartments with a commercial office space occupied by a prestigious law firm.
Conveniently located in Albany’s downtown business district the property features amenities such as an exercise room, roof top deck, and tenant storage.
This early 19th century building was home to Schenectady’s first YMCA, and among other occupants was home to the Spencer Business School for many years. After sitting vacant for nearly 5 years Maddalone Development purchased the 14,000 square foot building in 2013 and invested over $1.3mm to convert the building into 11 large high-end, market rate apartments and one retail space which is now home to Schenectady’s first Manhattan style art gallery.
With a keen eye for the path of progress Christopher Maddalone was the first developer take the risk of converting vacant, run-down buildings into high-end apartments in this lower State St section of downtown Schenectady. Following his leadership and the 100% occupancy he quickly attained upon completion other developers are now following suit in the area.
The Lofts at Union Square is Phase II of Christopher Maddalone’s vision of bringing residents to this section of downtown. This building will feature a commercial space on the lower level with 10 high-end apartments on 3 floors above. Maddalone Development is investing over $1.3mm to build out this 11,000 square foot building.
